We do not require appointments but an appointment is highly encouraged to ensure we have a tour time slot available for you. We also have virtual tour videos we can share so you can tour virtually at your convienence!

Our team is here for you! We are available during office hours. You can also get in touch with us via email or using the "Contact Us" form on our website and we will get right back with you.

To apply for one of our apartment homes, start on our floor plans page. You will then select the unit you wish to apply for and start your online application. The online application process is quick and easy! But give us a call if you run into any snags.

The application approval process typically takes 1-5 business days.

The non-refundable application fee is $65 per person and we charge a non-refundable holding fee of $400 per apartment home.

As a first-time renter, we encourage you to ask lots of questions! Decide what your top 5 "must-haves" are and ensure those needs are met prior to applying. The Westlyn is a wonderful place to live! We are a brand new apartment community in the amazing neighborhood of Warrenville. Once you apply, be sure to read your lease agreement to ensure you understand the policies at the community.

You can pay your rent using our handy Resident Portal. Within Resident Portal, you can schedule recurring payments or pay manually each month using your checking account, credit or debit card.

Once you sign your lease agreement, we will invite you to join Resident Portal. You'll set up a user name (your email address) and password, log in, and navigate to the Payment section. Follow the prompts on the page to pay your rent quickly and easily!

Our community bills back water/sewer, gas, trash, and valet waste services. Residents will pay Commonwealth Edison directly for electricity. Costs vary based on usage.

Yes. Laramar Group has partnered with Effective Coverage and LeaseTrack to manage all your insurance requirements. Residents are required to maintain renters insurance with a minimum personal liability coverage of $100,000.

There are no utilities included in the rent.

Commonwealth Edison electric is the only utility to set up -Commonwealth Edison: Account number, electric must be in your name starting on move in date, there will be a significant fine. You may set this up online at www.comed.com/Pages/newcustomer.aspx, or by calling 1-800-334-7661. All other utilities, including water/sewer, trash, gas, and pest control are billed through a 3rd party company and uploaded into the resident portal for review and payment, along with the monthly rent payments and any other miscellaneous charges.

Xfinity/Comcast, or AT&T – All modems are prewired and in the unit.  No need to schedule for install – Same day service once contacted.

Yes. Referral bonuses are offered for resident referrals. Please see leasing office for details.

Guest are welcome and can stay up to 14 days.

Early termination fees equate to 1.5 times the rent and repayment of any concessions.

Amenities

You will love our state-of-the-art amenities! We have amazing community amenities like an outdoor heated pool and spa deck, a beautiful courtyard with fire pits, a fitness center with on-demand technology and Peloton bikes, a yoga studio, an outdoor fitness area, and a Freedom Climber rock climbing system, a game room and so much more! Some of our stunning apartment amenities include granite countertops, NEST learning thermostat, heated tile floors in the main bathroom, 19-inch TC in the main bath mirror, and much more. The pool and pool deck is available seasonally, and the remaining courtyard and amenities are available year round, weather permitting.

Yes, we have parking options! Uncovered, open parking is available for $30 a month. Garage parking is $125 per month. All spaces are unassigned.

Our kitchens come equipped with stainless steel appliances which include a bottom-freezer refrigerator, dishwasher, built-in microwave, and glass top stove.

Our homes have a full-size washer and dryer included. Check out our floor plan page for details on where they are located in each floor plan type.

Yes, we are pet friendly! Dogs and cats are welcome. We allow two pets per apartment home.

We charge a non-refundable pet fee of $300/per pet and a monthly pet rent of $30/per pet.

There is no weight limit on pets but we do have breed restrictions. Purebreds or mixes of the following breeds are prohibited: Akita, Alaskan Malamute, Chow-Chow, Doberman, German Shepherd, Great Dane, Pit Bull (American Staffordshire Terrier, American Pit Bull Terrier, Staffordshire Bull Terrier), Rottweiler, Saint Bernard, Shar Pei, and Siberian Husky. All other animals including exotic pets are prohibited.

Yes! We have a pet park area as well as a pet spa available.

We do not offer furnished units, but we're happy to introduce you to some of our favorite furniture rental partners!

We currently offer convenient 6-16 month lease term options to our new residents.

Yes – There is a different application and process for corporate applications.  Please reach out if you would like us to send you a corporate application

We use Hello Package.  All deliveries will be delivered to Hello Package and you will receive a notification that you package has arrived, along with a code to access your package.

Our state-of-the-art workout room has cardio equipment, free weights, and on-demand technology, including Peloton Bikes.

Quiet hours are after 10 pm per lease agreement, and follow municipality codes.  We do not allow residents to rent communal spaces, or have gatherings in these areas.

We are located off exit 125 on I-88 W. From Diehl Rd, make a turn into the plaza with Rock Bottom Restaurant & Brewery and Main Event Warrenville. You will see us on the left of Main Event Warrenville amusement center.

Naperville and Route 59 Metra Stations are within 4 miles of the community. Pace bus service is also available nearby.

Westlyn is conveniently located within walking distance to numerous restaurants, shopping, entertainment, coffee shops and more! Check out all that's in the area on our map.

The Westlyn Apartments are located in the highly rated Naperville School District 203.

We are located about 11 minutes from Blackwell Forest Preserve Dog Park as well as Tiger Paw Park Back Circle. We also have a pet park located right in our community!

We are a short 1.5 miles away from McDowell Grove nature preserve and less than 10 minutes from Country Lakes Forest Preserve, Danada Forest Preserve, Herrick Lake Forest Preserve and Blackwel Forest Reserve.

We are located steps away from Target! Our residents also love shopping at Warrenville Commons, Brookdale Square, Pebblewood Center, Cress Creek Square Shopping Center, and Ogden Place which are all located less than 10 minutes away from our community.

You can get a hot cup of coffee inside our clubhouse! Or our closest coffee shop is Corner Bakery which is a short walk from our community. We are also walkable to Starbucks, across the street on Diehl Rd.

Maintenance

Our apartment community is brand new! You may be the first person to live in the apartment you move in to. We will ensure your apartment is in move-in ready condition for you before you arrive to move in.

Yes we have maintenance staff here during office hours and someone on call for emergencies after hours.

If you need any repairs in your apartment home, give us a call during office hours or put in a service request through your resident portal. For maintenance emergencies, give us a call immediately and we will get someone on our maintenance team out as soon as possible. After hours you give us a call and press prompt #3 for emergency maintenace.

Non-emergency maintenance concerns are handled in the order in which they are received. Any maintenance emergencies are handled as soon as possible.

No, you do not have to be present for repairs made during office hours. You'll want to give us the "OK" to enter and ensure any pets are secured. You will need to be present for after-hours maintenance on-call emergencies.

If lockout occurs during office hours, please complete a service ticket through the resident portal, or visit the office and a member of our team will assist.  After hour lock outs would require a locksmith to be contacted for entrance into unit.

Yes, you are welcome to make the apartment your cozy new home! As long as you can return the apartment in the condition it was at move in, when you move out.
